The kitchen: is fully equipped and features a dishwasher, large freestanding refrigerator, electric stove with oven and extractor hood, dishes and cooking utensils for daily use, Nespresso coffee machine.

The bathroom: offers a double washbasin, a bathtub and a washing machine. Towels, bath towels as well as various practical everyday items are already available

The toilet is located in a separate room.

The special highlight - The approx. 12 m² terrace is southwest-facing and offers a wonderful view over the roofs and historic facades of Josefstadt as well as the park area in front of the building. THE COSTS

The apartment is offered exclusively for a fixed short-term rental for a period of 1 to a maximum of 6 months.

• One-time final cleaning fee: EUR 250,-, payable at contract signing.

• For a rental period of up to 2 months: EUR 2.000,-

PLEASE NOTE:

In order to enable all residents of the building to live together pleasantly, the following rules apply:

• • This is a non-smoking apartment. The consumption of any illegal drugs is also not permitted.
  • Maximum occupancy: 2 persons
  • Quiet hours from 22.00 until 06.00; during this time loud music and loud parties are prohibited
  • Internet: the use of the internet connection for illegal activities is not permitted. The tenant is liable for all claims and costs arising from this.

SECOND RESIDENCE REQUIREMENTS

The rental is carried out exclusively as a fixed-term short-term rental for an employment-related stay in Vienna for at least 1 and a maximum of 6 months. Registration as a main residence is not possible. An extension of the tenancy beyond the agreed maximum rental period of 6 months is not possible and is excluded based on the legal framework applied.

  • Maximale Belegung: 2 Personen
  • Ruhezeiten ab 22.00 Uhr bis 06.00 Uhr; in dieser Zeit sind laute Musik und laute Partys untersagt
  • Internet: die Nutzung des Internetanschlusses für illegale Aktivitäten ist nicht erlaubt. Der Mieter haftet für alle daraus entstehenden Ansprüche und Kosten.

ZWEITWOHNSITZ-VORAUSSETZUNGEN

Die Vermietung erfolgt ausschließlich als befristete Kurzzeitmiete eines berufsbedingen Aufenthalts in Wien für mindestens 1 und maximal 6 Monate. Eine Anmeldung als Hauptwohnsitz ist nicht möglich. Eine Verlängerung des Mietverhältnisses über die vereinbarte Höchstmietdauer von 6 Monaten hinaus ist nicht möglich und wird aus den zugrunde gelegten gesetzlichen Rahmenbedingungen ausgeschlossen.
