The IHK München describes a graduated rent (Staffelmiete) as predetermined changes with timing and extent. [Q1] For your overview, the concrete amounts or the actually intended method of calculation are therefore adopted. Whether the entire clause is effective and unambiguous remains a matter for professional review; the calculation calendar does not confirm that.
Also note which component of the rent a step (Staffel) is to apply to. Basic rent (Grundmiete) and other payments must not be carried forward unnoticed by the same factor. If the draft remains unclear, an enquiry is required before you calculate an allegedly complete series.
A hypothetical three‑year comparison
In our purely fictional example Offer A provides €1.000 per month in the first year, €1.300 in the second and €1.500 in the third. For the amount designated as basic rent (Grundmiete) this yields €45.600 over 36 months. Offer B with a continuous €1.250 results in €45.000 over the same period. These figures are not market prices and deliberately contain no additional cost items.
The initially cheaper offer therefore does not have the smaller total in this limited example. Nevertheless, the sum alone does not decide on the property: fittings, suitable use and further payments must also be appropriate. The calculation only refutes the assumption that the favourable entry is already the complete price comparison.
Link the jump to the business operation
Place your substantiated operational phases alongside the series of amounts. Does the higher amount fall at a time when further confirmed investment payments are due? An expected increase in turnover is recorded separately as its own assumption and is not automatically placed exactly on the step date.
An average value can help for an overview, but must not obscure the actual later monthly payment. Therefore show both: the total amount considered and the individual payments at their intended times. Financing, taxes and business success are not forecast thereby.
Adopt the reviewed contractual status
Before commitment, start date, step dates, initial amounts and all included schedules must fit together. If a date changes during negotiation, your own calculation is also updated. For a possible extension no step may be invented beyond the scope of regulation that was read.
The decision is then reasonably justifiable: you know the favourable entry, the later amount and the remaining unresolved prerequisites. A stepped offer is thus viewed as a sequence of payments, rather than as a permanent bargain based on a single monthly sum.
