With LUMINA – The Light Quarter a residential project with 58 condominium apartments in two buildings is being created in Teichäckergasse. The apartments range from 2 to 4 rooms and convince with well thought-out layouts, generous outdoor areas and an independent architectural concept. The housing offering is complemented by attractive communal areas that create additional open spaces and quality of stay. Teichäckergasse stands for a residential environment with lots of open space and a special connection to greenery. Adjacent to the Stadtwäldchen a location is created that attractively combines a car-free quarter, generous open spaces and high quality of stay.

Thoughtful layouts and bright living spaces

The apartments convince with well thought-out layouts, lots of daylight and a living quality that is noticeable in everyday life. The majority of the apartments have windows on two sides for light and ventilation; pure north-facing apartments are avoided. Many living rooms are oriented to the south, east or west. Balconies, terraces and private gardens on the ground floor extend the living space outwards. Ceiling heights of approx. 2,65 m up to 3,20 m on the ground floor create a particularly generous living feeling.

The art installation “Wortklauberei” by Martina Tritthart in the entrance areas gives the project a distinctive identity and already creates a formative, atmospheric experience upon arrival.

• Walk-in showers with glass partition or bathtubs, depending on the layout
• Oak parquet in the living rooms
• Tiles in bathroom, WC and storage rooms

The location:

The location convinces with short distances and high everyday suitability. The location offers very good conditions for cycling: the city centre is reachable by bike in approx. 10 minutes. Attractive walking and cycling connections make the surroundings additionally particularly interesting.

Public transport connections are also very good: There are direct connections via tram line 4, among others towards Graz Hauptbahnhof, Hauptplatz/Congress and Jakominiplatz. Graz Hauptbahnhof is reachable in around 5 minutes, Hauptplatz/Congress in around 10 minutes and Jakominiplatz in around 15 minutes. In the immediate vicinity there are also connections to bus lines 65, 65A and 66, which makes the location very well connected both for everyday life and towards the city centre.

Via Graz Hauptbahnhof there are also connections to regional rail services and the S-Bahn Steiermark. Via Graz Köflacherbahnhof there are additionally connections of the GKB-S-Bahn.

Die Lage:

Die Lage überzeugt mit kurzen Wegen und hoher Alltagstauglichkeit. Für Wege mit dem Fahrrad bietet der Standort sehr gute Voraussetzungen: Die Innenstadt ist in ca. 10 Minuten mit dem Rad erreichbar. Attraktive Geh- und Radverbindungen machen das Umfeld zusätzlich besonders interessant.

Die öffentliche Verkehrsanbindung ist ebenfalls sehr gut: Über die Straßenbahnlinie 4 bestehen direkte Verbindungen, unter anderem in Richtung Graz Hauptbahnhof, Hauptplatz/Congress und Jakominiplatz.
