Listen! In this idyll birds twitter in the walnut tree and bees hum in the lavender. Wonderful hours were spent here on the sunny spot on the rose-clad terrace and the young people camped on the roof terrace.

Lovingly maintained and used for years for relaxation, a new family is being sought for this property.

The single-family house in the rear part of the plot can be used immediately without much effort.

Large living area on the ground floor with a real tiled stove. There is also a bedroom, a bathroom and a toilet. Through the unique very large dining room in the style of a cellar parlor you come into a separate room with kitchen and dining area. These two rooms are in the old part, which was integrated into the new house through architectural skill.

On the upper floor there are a further four bedrooms, as well as a bathroom and a toilet (separate). This bathroom still spreads the charm of the 80s.

Heating is provided by the tiled stove, wall panels and night storage heaters. Underfloor heating has been installed in the areas of the bathroom and toilet on the upper floor, as well as in parts of the ground floor.

The new house is fully basemented. Here you have a lot of storage space and a room for activities. Currently there is a table tennis table there.

In total there are three toilets.

For the front part of the old building, which comprises approx. 64m² additionally, you need a bit of imagination.

Of course one must renovate, then something great could emerge from it. Here are a few ideas:

Practice/clinic (barrier-free access possible), office, shop, studio, living space, ...

The garden is divided into the area in front of and behind the new house. In front stands a beautiful large walnut tree that provides pleasant shade and habitat for birds. The property is not visible, so completely private. In terms of size it requires just as much effort as working people can well manage.

Horchen Sie mal! In diesem Idyll zwitschern Vögel im Nussbaum und summen Bienen im Lavendel. Hier wurden wunderschöne Stunden am sonnigen Plätzchen auf der rosenumrankten Terrasse verbracht und die Jugendlichen campten auf der Dachterrasse.

Liebevoll gepflegt und jahrelang zur Erholung genutzt wird für diese Liegenschaft eine neue Familie gesucht.

Das Einfamilienhaus im hinteren Bereich des Grundstücks kann sofort ohne viel Aufwand genutzt werden.

Großer Wohnbereich im Erdgeschoß mit einem echten Kachelofen. Hier sind auch ein Schlafzimmer, ein Badezimmer und ein WC. Durch das einzigartige sehr große Esszimmer im Stil eines Kellerstüberls kommen Sie in einen eigenen Raum mit Küche und Essbereich. Diese beiden Räume befinden sich im alten Teil, der durch architekonisches Geschick in das neue Haus integriert wurde.

Im Obergeschoß befinden sich weitere vier Schlafzimmer, sowie ein Badezimmer und ein WC (extra). Dieses Badezimmer verbreitet noch den Charme der 80er Jahre. 

Geheizt wird mit dem Kachelofen, Wandpaneelen und Nachtspeicheröfen. In den Bereichen Badezimmer und WC im Obergeschoß, sowie in Teilen des Erdgeschoßes wurde eine Fußbodenheizung installiert.

Das neue Haus ist voll unterkellert. Hier haben Sie sehr viel Stauraum und einen Raum für Aktivitäten. Derzeit steht dort ein Tischtennistisch.

Insgesamt gibt es drei WC.

Für den vorderen Bereich des alten Gebäudes, der ca. 64m² zusätzlich umfasst, brauchen Sie etwas Fantasie.

Natürlich muss man renovieren, dann könnte daraus etwas Tolles entstehen. Hier ein paar Ideen:

Ordination/Praxis (barrierefreier Zugang möglich), Büro, Geschäftslokal, Atelier, Wohnraum, ...

Der Garten ist in den Bereich vor und hinter dem neuen Haus aufgeteilt. Vorne steht ein schöner großer Nussbaum, der angenehmen Schatten und Lebensraum für Vögel spendet. Die Liegenschaft ist uneinsehbar, also ganz privat. Von der Größe her benötigt er gerade mal so viel Aufwand, wie auch Berufstätige gut schaffen können.

Da diese Liegenschaft aus zwei Gebäuden besteht, die ineinander übergehen, müsste ich ein kleines Büchlein schreiben um sie genau zu beschreiben. Kommen Sie doch einfach unverbindlich vorbei, dann kann ich Ihnen alles zeigen.
