Owners would like to inspect the condition of the roof themselves. A photo or report seems too abstract to them. The desire for a sound basis for decision-making is understandable. However, this does not constitute authorisation to enter an unsecured or unauthorised access area.
Ask precisely what information is required
Which question should the inspection answer: the location of a defect, the scope of a proposed intervention, or the difference between two options? The more specific the question, the more likely the specialist can prepare an appropriate explanation.
The administration should not set its own access appointment based on a general request for an inspection. Access, securing and suitable participation conditions must be clarified by the responsible specialists and authorised persons.
Have suitable forms of information assessed
Perhaps annotated current photos, a plan representation or a professionally organised meeting at a suitable location will help. Which form can convey the condition sufficiently and safely will be clarified with the specialist. The article does not claim a general equivalence of different forms of investigation.
Images should bear a date and a clear reference to the component. A recording of a single detail is not described as a complete roof inspection. Historical photos remain recognisable as such.
Hypothetical case: the options are spatially unclear
At the house meeting it is not clear which section an offer relates to. Instead of an impromptu ascent onto the roof, the administration requests an explained representation of the relevant area and its boundaries. Remaining technical questions are assigned to the specialist.
Owners can better understand the scope of the offer as a result. No safety or condition confirmation is produced by the representation.
Separate decision and investigation
Record which question was answered by the explanation and which findings are still missing. A further investigation requires the appropriate commission. A satisfactory information meeting does not automatically replace the professional basis for a construction decision.
