With a property listing you are interested not only in the object. You also want to know who can answer a follow-up question and how the named person is related to the company. A person profile and a company profile provide different orientation. They do not replace clarifying the specific statement that your decision depends on.
On Immosearch a person profile shows the role of a contact person and the reference to their company. A company profile bundles team and offerings. This guide describes the profile types in general and does not review individual profiles or how they came into being. The article is also aimed at people from Germany who are looking at Austrian properties.
Start from the specific listing
Note which property your question relates to. Name, location and any recognisable object identifier help to avoid confusing similarly named listings. A question about a specific ancillary area initially belongs to that listing and not to the entire company.
Check which contact person or which company is named in the relevant context. A person can be visible on several listings. That alone does not answer whether every detailed question will be resolved directly by them.
If you navigate from a general profile to another property, check the object reference again. An appealing company presentation must not lead to information from different listings being mixed up.
Read a role more closely than a name
A visible job title can help you allocate the first follow-up question. It is not automatically evidence of every conceivable professional qualification. A person who organizes appointments, for example, does not have to be able to assess a technical cause in a building.
Therefore formulate what answer you need. “Who can explain the current floor area statement?” is different from “When is a viewing possible?” The first contact person can clarify the appropriate next step, without having to make every technical statement themselves.
This guide deliberately uses the term person profile. A company affiliation does not imply that all persons listed there have the same professional function.
Use the company context for orientation
A company profile can explain which business the listed offerings and contacts belong to. Often a team presentation and the company’s offerings are also visible. From this a context can be inferred, but no individual commitment for a specific procedure can be derived.
Check whether the contact you are looking at really fits the specific listing. If there is a contradiction in the assignment, ask factually. A company with many visible listings is not thereby the right contractual partner for every private concern.
Avoid assuming that a publicly visible team overview confirms the currently available substitute or the actual decision-making authority of every person. These questions are clarified concretely if necessary.
Profile labelling is not the same as object evidence
A visible label or a professionally designed profile does not automatically answer the question about an area, an alteration or an agreed use. This article does not confirm any particular verification policy and does not derive transactional certainty from it.
Assign each decisive statement about the object to its appropriate basis. A friendly personal contact can make a follow-up question easier. It does not make a missing document unnecessary.
Fictional example: A person can show a parking space. For your decision it is nevertheless open whether and to what extent the use is part of the listing. The existence of the person profile does not resolve this question. You ask for the corresponding explanation and any existing document.
Ask an appropriate question with limited information
Keep the first follow-up question so specific that the responsible party can recognise what it is about. Object reference, required information and a clear question are often more helpful than an extensive private self-description.
Do not as a precaution send complete personal financial or identity documents just because a contact field is present. Which proof is actually required at which stage and by what secure means it should be transmitted will be clarified separately. The article does not establish a general legal rule for this.
If an answer comes from another person, check their identifiable relation to the process. A different responsible role can be appropriate; an unclear deviation is reason for a follow-up question, not automatically proof of fraud.
Record the information received
Note briefly who gave which specific information and which question remains open. An assessment should remain identifiable as such. An answer to a question about an appointment is not to be treated as confirmation of the entire offer.
In the event of a later change of contact person, this limited note helps to resume the process. It does not replace technical documentation or the review of a binding declaration.
If unclear, seek the correct avenue for clarification
If the public contact context appears unclear, describe the specific observed point for the intended request for assistance. This article does not check or promise a response time or a particular answer.
For your property decision, the following order remains helpful: assign the specific offer, determine the answer needed, recognise the appropriate role and clarify important statements on the basis of suitable foundations. Profiles assist with orientation. They do not take over the entire review of the property or the transaction.
