You are considering voluntarily renovating before selling your property in Austria or Germany. The costs can perhaps already be offered, whereas the subsequent additional proceeds remain only a hope. Our own editorial decision method contrasts both sides with their differing degrees of certainty. It does not recommend any specific construction measure and does not assert any typical price effect.
First delimit the voluntary decision
Describe which specific work you intend to commission in addition and what sales objective you are pursuing with it. Is it a new personal design idea, to improve the comprehensibility of the listing, or to clarify a technically unsettled condition? A necessary technical clarification or legally required measure will be examined separately and is not replaced by this voluntary comparative calculation.
Also formulate a complete alternative without the additional work: what actual condition will then be offered and with which documents will it be explained? The comparison must not combine a carefully prepared renovation variant with an intentionally unsettled initial variant.
Read the scope of services before the cost sum
When checking the quotation, examine what is actually included and which further decisions are still missing. Are preparation, ancillary work, disposal, completion and documentation taken into account or still open in each case? The question is asked of the specific quotation; this article does not confirm a blanket obligation to provide certain services.
Record, alongside the expense, the delay, coordination and financing that will arise for you. Previously made investments are not counted again as a new expense. The issue concerns the additional steps still selectable today.
A completely invented comparison model
Assume a seller hypothetically sets a proceeds figure of 300.000 euros for the unchanged condition. For the additional work they assume 12.000 euros, for further payments arising during execution 3.000 euros and for supplementary expenses 2,000 euros. That is a total of 17.000 euros of additional expenditure.
With all else unchanged and taxes and other items expressly excluded for this limited model, the renovated variant would have to achieve 317.000 euros to reach the same difference between proceeds and these additional expenditures. With an assumed 310.000 euros only 293.000 euros would remain, with 325.000 euros 308.000 euros. All figures are invented, not a cost estimate or market forecast.
Make the open additional-proceeds assumption visible
The calculation does not prove that 317.000 euros are achievable. Have the expected advantage assessed specifically for the property and mark any remaining uncertainty. A personal design preference is not confirmation of how an as-yet unknown buyer will evaluate the result.
Finally decide which effort and which worse outcome you could bear. If a financing, a scope of services or completion is still unsettled, this remains visible in the decision status. Only then, if applicable, follows the concrete specialist commission.
The result can be a consciously chosen renovation or a well-prepared offering in the existing condition. What matters is a comprehensible decision about new expenditures, the benefit of which is not treated as a secured additional sales proceeds already at the time of commissioning.
