The building plot is located in the centre of HAUTZENDORF - municipality of Kreuttal and is oriented to the west. The building parcel has a total size of approx. 853,00 m². The building plot has an asphalted road on its front side.

In the legally valid zoning plan, the building plot is designated entirely as building land, agricultural area (BA-4 WE). Up to four residential units can be built on the building plot. The Lower Austrian Building Act applies. The overall height of the house must not exceed 6,5 m, somewhat less in the rear area. The building density is approx. 35% - see development plan. A closed development is prescribed.

The building plot has a size of approx. 853,00 m². The south/eastern width measures approx. 24,00 m. The north/eastern length is approx. 40,00 m. The south/western length is approx. 40,00 m long and the north/western width is approx. 18,00 m.

The development levy to the municipality has been paid and is included in the purchase price.

The following connections are available or lie in front of the property: sewer, water, electricity, gas.

The S-Bahn station (S2) can be reached in approx. 7 minutes on foot (approx. 0,55 km). With the S2 (S-Bahn) you can reach, for example, Vienna, Wolkersdorf, Mistelbach or Laa an der Thaya. The S-Bahn takes approx. 35 minutes to Vienna/Leopoldau.

By car it takes approx. 25 minutes to the Vienna city limit (approx. 26 km). At the motorway junction A5 you are there in approx. 7 minutes (approx. 6 km).

Hautzendorf is the easternmost of the four villages in Kreuttal. The village lies nestled between the Kahlberg and the Kreutberg at an elevation of 207 m. With 703 inhabitants, Hautzendorf is the second-largest cadastral municipality in Kreuttal. The village itself is characterised by a particularly large amount of greenery in its parks and gardens.

Kreuttal is rich in history in many respects: whether it be buildings such as the Kulturhaus or the Heilige Berg, the regional poet Koloman Kaiser or the President of Uganda, there is a lot worth knowing about the history of the municipality and its residents. The chapter CHRONIK offers a multitude of information on these various topics.

In the 1960s, the state government and also the population recognised the need to merge small local municipalities into more capable "large municipalities" in order to better manage larger upcoming projects. The municipal representatives of the local municipalities of Hautzendorf, Unterolberndorf and Hornsburg also recognised this.

Above all, the voluntary merger was characterised by the fact that the villages were granted more freedoms. The voluntary nature was also supported by special subsidies from the state. Thus, in 1968, the individual villages of Hautzendorf, Hornsburg, Ritzendorf and Unterolberndorf became the municipality of Kreuttal.

Der Baugrund liegt in der Mitte von HAUTZENDORF - Gemeinde Kreuttalund ist westlich ausgerichtet. Die Bauparzelle weist eine Gesamtgröße von ca. 853,00 m². Der Baugrund weist an der vorderen Seite eine asphaltierte Straße auf.

Der Baugrund ist im rechtsgültigen Flächenwidmungsplan zur Gänze als Bauland, Agrargebiet (BA-4 WE) ausgewiesen. Es können bis zu vier Wohneinheiten am Baugrund errichtet werden. Es gilt das niederösterreichische Baugesetz. Die Gesamthöhe des Hausesdarf 6,5 m nicht überschreiten, im hinteren Bereich etwas weniger. Die Verbauungsdichte liegt bei ca. 35% - siehe Bebauungsplan. Eine geschlossene Bauweise ist vorgegeben.

Der Baugrund hat eine Größe von ca. 853,00 m². Die süd/östliche Breite misst ca. 24,00 m. Die nord/östliche Länge ist ca. 40,00 m. Die süd/westliche Länge ist ca. 40,00 m lang und die nord/westliche Breite bewegt sich ca. bei 18,00 m.

Die Aufschließungsabgabe an die Gemeinde wurde entrichtet und ist im Kaufpreis enthalten.

Folgende Anschlüsse sind gegeben, bzw. liegen vorm Grundstück: Kanal, Wasser, Strom, Gas.

Die Schnellbahn-Station (S2) ist in ca. 7 Gehminuten (ca. 0,55 km) erreichbar. Mit der S2 (Schnellbahn) gelangen Sie z.B.: nach Wien, Wolkersdorf, Mistelbach oder Laa an der Thaya. Die Schnellbahn benötigt bis Wien/Leopoldau ca. 35 Minuten.

Mit dem Auto benötigt man ca. 25 Minuten bis zur Wiener Stadtgrenze (ca. 26 km). Auf der Autobahnanschlussstelle A5 ist man in ca. 7 Minuten (ca. 6 km).

In den sechziger Jahren wurde von der Landesregierung und auch von der Bevölkerung die Notwendigkeit erkannt, kleine Ortsgemeinden zu leistungsfähigeren "Großgemeinden" zusammenzufassen, um so größere anstehende Projekte besser bewältigen zu können. So haben dies auch die Gemeindevertreter der Ortsgemeinden Hautzendorf, Unterolberndorf und Hornsburg erkannt.   

Vor allem war der freiwillige Zusammenschluss dadurch gekennzeichnet, dass den Orten hier mehr Freiheiten anerkannt wurden. Die Freiwilligkeit wurde auch mit besonderen Förderungen des Landes unterstützt. So wurde im Jahre 1968 aus den einzelnen Ortschaften Hautzendorf, Hornsburg, Ritzendorf und Unterolberndorf die Gemeinde Kreuttal.
