You are selling your current home and at the same time need another place to live. Perhaps the buyer’s move depends on a further date. In this situation a single desired date as an overall plan is not enough. The following editorial recommendations help to prepare the actual dependencies for discussions and advice. They do not determine any due date, obligation to hand over or contractual consequence in Austria or Germany.
Don’t start with the removal van
First write down which events actually need to be clarified: the sale, availability of the new accommodation, required work, actual move-out and later handover. Name each event separately. A planned contract conclusion, a payment and the possibility to use an apartment are different pieces of information for planning.
For each point note the known status. Has it already been placed definitively, is it dependent on another condition, or so far only desired? The legal significance of an agreement is assessed on the basis of its actual wording, not inferred from the colour of a calendar entry.
Describe dependencies with simple sentences
A useful connection might read, for example: “Our own move is only organised when the new accommodation is actually ready.” Or: “Planned work must be professionally completed before the intended use.” Such sentences show which information you need before a date can sensibly be confirmed.
Avoid a series of dates without these interrelations. Otherwise a postponement in one place can inadvertently affect several other commitments. The plan should make clear what would be affected by a change and who needs to be informed.
Prepare a second practicable option
Consider what will happen in the event of a plausible delay. Which option is actually available, and which would first need to be clarified? Temporary storage, alternative accommodation or a later contractor appointment will not be available merely because they are listed as a contingency in the plan.
For such an option check the concrete effort involved and the resources required. Use confirmed offers or explicitly marked assumptions. This article does not recommend additional financing and does not name any general reserve of funds for overlaps in moving.
Example: The replacement flat is not yet ready for handover
In the fictional example a seller (female) wants to promise a quick handover date for her current house. The replacement flat she has planned is still being prepared; a decisive execution date is open. She does not enter this item as a firm date in the schedule.
Instead she has the actual possibilities and a suitable legal structuring of the dependencies clarified. She communicates the confirmed status to the buying party via the intended channel. A wish for good cooperation is not treated as an already secured personal fallback solution.
Have advice look at the concrete chain
Take the schedule to the responsible contractual and, if applicable, financing offices. Ask which prerequisites are decisive for the individual steps and which arrangement suits your situation. A universal clause from a template contract cannot make this determination.
When several contracts are involved, their terms are not automatically harmonised simply because the same person files them in the same folder. Specify the concrete dependency that you want to have understood and arranged.
Pass on a change and its consequences
As soon as an important status changes, review the affected further steps. Inform specifically those involved who rely on it for their planning. Do not disclose unnecessary private details of the other party.
Record what has been confirmed and what remains open. A new proposed date is not yet a change confirmed by all parties. Only with the appropriate reconciliation can you treat the organisational version as the current common status.
The value of such planning is not to prevent every delay. You recognise early when two moves and a sale claim the same still-open prerequisite. That way questions are asked in time where they can be clarified, before a premature idea of handover becomes the starting point for further unexamined commitments.
