You want to buy a property in the foreseeable future and have set a personal savings target for this. A monthly savings rate sounds manageable, but without an initial balance and a time frame it tells you little about the possible start. This editorial calculation examines only your self-set target. It does not state any bank-imposed equity quota.
Clarify the target before the savings formula
Name which purchase uses are to be covered by the target amount and which additional funds are required for other purposes. Not every euro available can be used for the purchase. Expenditures already planned remain demarcated.
Future price or cost developments are not forecast here. If your target is based on a specific project, it must be updated if amounts change. An unchanged savings plan does not guarantee an unchanged future purchase possibility.
The fictional date comparison
In the example the household wants to provide 45.000 euros for its defined purchase purpose. For this, 18.000 euros are actually available today. 27.000 euros are missing. Without returns, costs or withdrawals, 1.500 euros would have to be accumulated monthly by the desired date in 18 months.
However, the actually planned savings amount is only 900 euros per month. After 18 months this would have saved an additional 16.200 euros, a total of 34.200 euros. 10.800 euros were missing from the unchanged target. This difference is not a mere rounding issue but an explicit precondition of the desired date.
Consciously choose the variable to change
Under the same simple assumptions, the missing 27.000 euros would be accumulated in 30 months at 900 euros per month. Alternatively, the monthly amount would have to increase or the scope of the target would have to be materially changed. Each option has a different meaning: a later start, a higher ongoing commitment or a different purchase project.
A hoped-for gift of money or an assumed investment gain is not added without its own basis. For the actual investment of the funds, availability and risk must be examined as suitable for the intended purpose. The article does not recommend any product.
Match the plan with everyday life
Check regularly whether the assumed savings amounts were actually built up from the remaining income. If money is withdrawn for a necessary expense, the achieved balance and possibly the date will change. The old target graphic then does not remain unchanged as a promise.
The result is a comprehensible relationship between target, funds and time. It helps you to align the start of your search with real prerequisites. Nevertheless, an individual financing plan and a concrete later purchase each require their own current review.
