Two people want to sell the same property. One needs funds available soon, the other primarily wants to reach a certain minimum amount and could wait longer. If both only talk about the “right listing”, the real conflict remains untouched. Our editorial conversation method for Austria and Germany makes these differences workable. It does not decide representation or consent issues.
Each person describes their own outcome
Start separately with three sentences: What is the sale supposed to serve? Which timing is important for me? What practical consequence could I bear if the process takes longer? Do not write down a presumed intention of the other person. “You just want to be finished quickly” does not replace your own answer.
Supplement with the desired scope of the sale. Should certain items remain, should further work be carried out, does anyone need time for clearing out? Such wishes can affect the time and financial framework. They therefore belong before the discussion about the best price formulation.
Distinguish wishes, prerequisites and limits
A preferred date is different from a concretely justified time limit. A desired amount is different from the individually required available sum after professionally clarified deductions. This article does not calculate costs or tax. It recommends explicitly naming such different meanings.
In the invented case one co-seller is planning a flat move with the proceeds that has already been specifically prepared. The other person is thinking of an as-yet undecided investment. Now both can talk about actual time dependencies instead of generally considering the other as too impatient or too demanding.
Test the conflict against a realistic decision
Formulate a hypothetical case together: An interested buyer wants to buy at a lower price but at a suitable time. What information would each person need to make a decision? Which condition would be negotiable, which would first need to be clarified externally?
No advance promises to third parties are made in the process. The case serves to recognise different decision criteria. If one person excludes any delay and the other excludes any price movement, the planning needs a real clarification of these limits.
Formulate a joint mandate for work
The next mandate for appraisal, sales support or advice should name the conflict. For example, not only should a price idea be obtained, but it should also be explained which assumptions and uncertainties exist for the desired time frame. No party can guarantee both personal goals alone by an optimistic promise.
Record which questions are to be answered first and when you will speak again with the same information basis. A conversation with professional support can be useful if you find yourselves going in circles. Which legal routes exist in the event of continued disagreement remains a separate consultation.
The method ends with a shared decision basis or a clearly described open conflict. Both are more useful than an apparently joint sales start, where the first concrete offer only reveals that you are pursuing completely different outcomes.
