The seller's page demands a higher purchase price than previously set. You could perhaps pay the difference out of your own pocket or ask the lender about financing it. Both change another part of your plan. Therefore you need a new, coherent status before you commit. An old bank calculation with the earlier price does not automatically remain appropriate.
Securing the previous plan as a starting point
Record the agreed or most recently accepted price, the actually planned equity, the financing amount and the remaining free funds. Also mark which incidental costs have been concretely confirmed and which are still assumptions. The article does not claim a general percentage cost consequence of a higher price. Such effects must be checked for the actual purchase.
First decide only which variant is to be calculated. An available reserve must not unnoticed become an additional purchase payment while it still appears as unchanged in the old overview.
Two hypothetical routes
In the example an extra 10.000 euros are to be paid. Variant A uses own funds for this. If 22.000 euros were previously freely available after the purchase, under otherwise unchanged assumptions there would be only 12.000 euros. The loan instalment is not changed by this mere assumption. Any additional actual costs must be added separately.
Variant B requests an additional 10.000 euros of credit. A new concrete financing must be examined for this. Simply entering a higher sum with the same old instalment and the same old outstanding debt into the table would be contradictory. The article does not calculate a new instalment and does not promise approval.
A mixed solution also has a cost
If half is to come from own funds and half from credit, both changes are shown. The visible additional requirement does not disappear because it is spread over two lines. Then evaluate the entire future burden and the remaining cash balance together.
For every actually offered variant have the adjusted amounts, terms and payouts explained to you. If the additional amount would change a previous condition, that effect belongs in the overall comparison. It is not assumed to be limited to the additional 10.000 euros.
Bind the commitment to the declared plan
Our editorial suggestion: Record three results side by side: new one‑off coverage, new ongoing burden and new reserve. Assess the additional price only on this basis and after clarification of the actual binding effect of your declaration. The good feeling of somehow raising the surcharge does not replace this complete amended status.
