You want to sell several existing flats together. Perhaps they are in the same building, perhaps at different addresses. A package price alone does not explain which units, rights, uses and documents belong to it. Our editorial preparation method for Austria and Germany creates a comprehensible basis for the offer. It does not examine the legal division of units nor the tax consequences of a package sale.
Identify each unit unambiguously
Give each offered unit an internal identifier that you use consistently in the description, documents and enquiries. Note the address, the actual intended boundaries, use and associated ancillary areas. A floor name can easily be confused when several similarly described flats are involved.
Assign existing legal and technical documents to the corresponding unit. Where a document concerns the whole building, indicate this connection. Avoid tacitly using a building certificate, a single tenancy agreement or a repair receipt as individual proof for each flat. Which document suffices for which purpose will be professionally examined.
Explain shared and differing characteristics
First create the individual descriptions. Only afterwards formulate what applies to the package as a whole. This keeps differing occupancy, equipment or known open questions visible. The headline “three flats” should not give the impression that they are in the same condition.
In the hypothetical case two units are rented and one is privately used. An earlier draft described the package generally as available at short notice. During preparation this contradiction becomes apparent. The seller has the actual usage and availability status clarified for each unit before describing a common procedure.
Define the intended object of business
Is the entire package to be offered exclusively, or will individual sales also be considered? Describe your actual intention and have its implementation advised appropriately. A non-binding request for individual prices is not equivalent to a professionally prepared division of the transaction.
If an interested party wants only a part, treat this as a new variant. Which documents, costs and dependencies change? Do other units remain in the holding? The article assumes neither divisibility nor a particular consent requirement. It ensures that the corresponding question reaches the responsible party at all.
Use figures only with a recognisable scope
Any compilation of ongoing income or expenses needs the corresponding units and a specified period. A combined amount must not be derived from data of differing ages or incomplete information. Open items are indicated rather than being treated as zero and producing an apparently precise yield.
This contribution does not calculate a yield nor mention market values. Its own recommendation is to keep individual values, package indication and respective basis verifiable side by side. An allocation required in the purchase contract is prepared separately by professionals.
Proofread by means of an enquiry
Ask a person who was not involved in the preparation to explain, using your documents, exactly what is being offered and which questions remain open for each unit. If they confuse one flat with another, correct the allocation before the next dispatch.
A good package is built from comprehensible individual objects. The collective sales decision thereby becomes clear, without hiding differences or turning a single price figure into an allegedly complete description of the transaction.
