A larger amount has been received into the business account. For a private apartment purchase that initially feels like a lot of available leeway. For self-employed activity, however, what matters is which portion remains sustainably available for housing after the actual business and personal obligations have been met. This article concerns the preparation of a private housing finance in Austria. It contains no tax calculation and promises neither a specific bank-internal income assessment nor a loan commitment.
Do not equate business turnover with private housing budget
Start with the question of what the amount received actually represents. Does it fully belong to a performance already rendered, or are there still expenses outstanding for its fulfilment? Which business obligations are served from the same money? A transfer to the private account alone does not yet explain whether the amount is permanently available for private housing costs.
Finanznavi describes differences between forms of employment for Austria and points out that self-employed persons must account for social insurance contributions and income tax themselves. [EINK] Which amounts and dates apply in your specific case will be determined on the basis of your actual documents or appropriate tax advice. The article does not recommend a blanket reserve quota.
Link private withdrawals with business planning
Our editorial recommendation is a separate overview: on the one hand the funds required for the business, on the other the amounts actually intended for the private household. Link both by means of comprehensible, time‑ordered withdrawals. This way you can show a good order situation without treating every business receipt immediately as private monthly income.
Funds already set aside also remain separated according to their purpose. An amount intended for an imminent business payment should not simultaneously appear as equity for the apartment purchase and as cover for that payment. Which funds are legally and economically usable also depends on the specific company and asset situation and will be clarified accordingly.
Make fluctuations visible instead of smoothing them out
An annual overview can provide a helpful starting point. For regular housing payments, however, you should additionally look at when the money is actually available. A few strong months do not automatically cover every intervening payment date if the same funds are already required elsewhere.
Therefore present a normal course and a comprehensible less favourable course side by side. You determine the assumptions based on your real activity: for example a later incoming payment or a lower private withdrawal amount. The aim is not to invent an arbitrary catastrophe scenario. The presentation should show when a concrete bottleneck could arise and how it might be bridged, without planning the same sum of money more than once.
Example: A large receipt does not support the whole household
A self-employed person receives in the fictional case 12.000 euros. In their simplified, already individually clarified planning, 5.000 euros of this are allocated to business payments and 3.000 euros to other firmly scheduled obligations. Arithmetically 4.000 euros remain. This figure is not a profit determination and not a tax net income; it merely describes the example positions given.
For the apartment purchase the person therefore cannot at the same time count the full 12.000 euros as freely available money. They also check which period the remaining sum is intended to cover and when further confirmed funds are expected. The decisive step is the clear allocation, not an especially optimistic monthly average.
Bring a comprehensible income history to the financing discussion
§ 9 HIKrG requires, within the applicable scope, a creditworthiness assessment on the basis of appropriate information including about income, expenses and economic circumstances. The information is to be verified appropriately. [HIK9] Which documents the financing institution specifically needs for your activity you should ask them. A general claim that every bank always requires the same number of completed financial years would be too imprecise for that.
Prepare related evidence and a comprehensible explanation of special changes. A good or weak year receives its actual context; an expected development remains recognisable as a prognosis. Private housing costs, existing obligations and one-off purchase expenses also belong in the discussion.
A purchasing budget only emerges from the sustainable private framework
The decision should not start with the highest visible account balance. The starting point is a comprehensible private payment framework that fits together with the business and takes fluctuations into account. Concrete financing, equity and a personally sustainable purchase can be examined on that basis. Business success and private home ownership can be compatible; for that their payment flows must be honestly linked and cleanly kept separate.
