A sales offer for a listed apartment promises a considerable tax relief. In the financing calculation it already reduces the ongoing personal burden. Before you adopt this argument, it must be clear which specific measures and evidence actually support it. The listing designation alone does not explain the individual tax effect.
Trace the promise back to concrete items
Ask which part of the purchase price or which expense is intended to be favoured on what basis. Gather the purchase contract, specification of services, timetable and the documents held by the competent authority. A general example calculation for a different apartment will not be treated as a personal tax calculation.
§ 7i EStG governs increased deductions for certain measures on heritage buildings (Baudenkmalen) or designated protected contexts. The provision contains requirements on necessity, coordination with the competent authority and proof by certification. [ESTG7I] The concrete application to your costs is not decided here.
Assign the measures period correctly
The provision distinguishes, among other things, a special acquisition cost case for measures under the legally effective purchase contract. It also limits the relief insofar as costs are covered by public subsidies. [ESTG7I] The actual allocation and sequence must therefore emerge from appropriate documents.
Prepare a separate overview for advice showing the measure, implementation, contract date, cost item and available confirmation. Missing allocations remain unresolved. A wholly renovated building does not prove that all amounts included in the offer follow the same tax treatment.
A certification and a tax saving are different quantities
Have an expert explain which actual certification is already available, what it covers and what further tax review is necessary. an expected later document is not the same as a certificate already issued. This article does not provide a certification template nor a statement on the effectiveness of a specific document.
Even a confirmed favourable tax base is not an immediately paid relief of that amount. For the personal tax effect your own situation and the complete case are relevant. A large deduction figure is therefore not entered as an equally large purchase subsidy in the list of cash sources.
Assess the purchase without the unconfirmed advertising argument
In the hypothetical case the apartment is supposed to be affordable according to the seller’s calculation only because of an assumed tax effect. The household also prepares a payment plan without this unconfirmed effect. It has the cost basis and personal tax treatment independently reviewed before committing.
The decision may change as a result. The aim is not to generally underrate or recommend a particular listed property. The aim is a documentable connection between the actual measure, suitable certification, individual tax calculation and actually available liquidity. Only this connection turns an attractive sales argument into a verifiable financing assumption.
