Two care packages are available for your sale. One emphasises many services, the other a low stated level of effort. You want to know what will actually be taken off your hands in day-to-day matters. Our own comparison method for Austria and Germany therefore begins with your plan. It does not evaluate any particular company and does not state an appropriate commission rate.
Describe your own support needs
Note what you can and want to do yourself. Do you have up-to-date documents? Can you accompany viewings? Do you want to handle factual enquiries yourself or do you need a reliable contact person? Someone who lives far away may have different needs from someone with plenty of time on site.
Also describe any special open issues with the property. An unresolved area or a missing installation will not be dealt with just because the offer says “comprehensive care”. Ask which work will actually be taken on and which external clarification would, if necessary, be commissioned separately.
Ask for a concrete outcome for each service
Transfer the offered services into a small comparison list. Beside “documents”, note whether existing files are merely collected or also checked for obvious gaps. Beside “viewings”, note who organises, accompanies and consolidates feedback. Use the actual answers from the providers; the article does not claim any general industry standard.
Also add what input is expected from you, what limits are stated and which separate costs still need to be clarified. Leave unknowns blank. An empty cell does not mean the service is included free of charge.
Compare using the invented bottleneck
Eva cannot attend appointments during the week. Offer A explicitly provides this accompaniment, but expects her to already have a complete property file. Offer B offers help obtaining certain documents, but expects regular on-site participation. Neither option is better just because it has a longer service heading.
Eva establishes her actual gaps for both. She asks A for support with the missing documents and B for a practicable appointment solution. Only the concretised packages reveal whether her bottleneck would be solved and what effort would remain for her.
Discuss cooperation as a process
Ask about contact persons, feedback and how new factual questions are handled. How will you receive a comprehensible work status? By what means will offers and decisions reach you? Who takes over in case of absence? A comprehensible process is a proposed way of working, not a guarantee of sale price or duration.
Take the complete contract proposal with its attachments to the appropriate legal review. Scope of services, commitment, remuneration and handling of termination are interrelated, but this organisational comparison list does not assess them legally.
The decision should finally enable a concrete sentence: “This offer covers my missing appointment supervision; I must obtain these documents myself; this cost issue is still open.” That way you compare the cooperation actually offered and can distinguish a favourable label from a relief that is viable for you.
