The offered house already has a photovoltaic system. The sales page shows past feed-in credits and states that the money will go to you in future. Before purchase you need more than the visible modules and a past payment: system ownership, ongoing contracts and the actually organised operator change must fit your acquisition process.
First assign the system and existing contracts
Our editorial recommendation: Record modules, inverters and, if applicable, storage with the existing acquisition, financing or usage documents. Have clarified what is actually to be sold and whether other parties assert rights. A roof location does not replace this legal allocation.
Also collect grid access documents, the feed-in contract, the latest statement and existing subsidy documents. Note which person is recorded as the contracting party in each case. Assign the system identification and the feed-in metering point unambiguously. The OeMAG explains the metering point as the identification assigned by the network operator of the respective supply or feed-in installation. [OEMAG] A single household electricity bill is therefore not declared unexamined to be the complete feed-in document.
Ask about the concrete change of contracting party
For its own contracts or subsidy applications OeMAG describes a legal succession path: The enquiry contains the customer or subsidy application number and the future contracting parties. The required document is sent to the previous contracting party and must be completed and returned signed. [OEMAG]
Clarify with the sales side in good time who will carry out this cooperation up to which agreed step. This article does not provide an original form and does not declare any arbitrary purchase contract to be an already confirmed contractual transfer. For a different electricity recipient their actual takeover route will be asked separately.
Link the change of recipient with the network operator
OeMAG expressly requests that the responsible network operator is also informed in the planned operator change. [OEMAG] Combine both responses. A message to one body is not automatically treated as completed processing by the other.
Have confirmed for the existing system which details and proofs are required and which transition date is to be processed. Distinguish taking over the ongoing system from a simultaneously desired expansion. A later storage or additional modules are not, according to this article, a checked component of the same unchanged operational process.
Treat remuneration and subsidies as purchase assumptions that must be documented
An old credit initially shows a past period. Ask about the actually existing remuneration model, contractual status and the conditions confirmed for your acquisition. Do not assume the shown payment as a secure future relief of your housing costs without further verification.
For an existing subsidy the specific programme, approval document and the significance of the operator change must be clarified individually. The general legal succession note read here proves neither an automatically continuing subsidy nor a new subsidy entitlement for the buyer side. For binding information OeMAG refers to the written form. [OEMAG] A suitable written answer will therefore be kept with the other purchase basis documents.
Hypothetical case: The house move is prepared, the old contracting person is not
A buyer plans with the previous feed-in payments. The sales side wants to travel for a longer time after key handover and considers changing the recipient account sufficient. However, the documents still name the previous person as contracting party.
Both clarify in advance the actual legal succession process and the required cooperation. Network operator and recipient receive the appropriate details; open responses remain visible. A merely requested change is not confirmed as completed during the handover discussion. The buyer applies in their private calculation only the verifiably clarified assumptions.
Also finalise the acquisition organisationally
Record the agreed transition status, existing meter reading or billing bases and the actually confirmed contractual changes. For later technical servicing the system and service documents are passed on in an ordered manner; the existing maintenance aid supports this own specialist task.
This article concerns Austria with the expressly limited procedural example OeMAG. It does not confirm technical operational safety nor any specific contractual, tax or subsidy consequence. Its complete purchase task ends with a verifiable takeover route for the existing system and its ongoing relations, not with the mere sentence “Photovoltaik ist dabei”.
