An offer promises a cheaper financing rate if a specific proof for the building is submitted. The proof is not yet provided. So that you do not continue planning based on the cheaper line alone, you need the price for both conditions and a clear allocation of the requirement.
The article does not claim that any particular bank offers such benefits, nor which energy classes or documents would be accepted. It describes its own method for deciding on a hypothetical conditional offer. Actual product terms must be read in the concrete current offer.
Assign the condition verbatim
Note the exact required condition offered, the required evidence and the intended deadline. Ask who determines whether the proof is sufficient. A verbal description such as energetically good is not a basis for your comparison if the offer demands something more concrete.
Also check what consequence the missing proof would have. Would a different price apply, would a disbursement condition be missing or would the offer need to be redrawn? Do not assume any of these paths. The answer belongs to the actual financing.
Two hypothetical monthly lines
For a pure calculation case comparable plans are already available. The favoured plan states €1.050 monthly, the other €1.090. The difference is €40. As long as the cheaper condition is not confirmed, the household budget shows both variants.
For twelve months that would be a €480 gap, if the different rates remain unchanged over exactly this period and all other assumptions are comparable. The calculation is not an interest-savings analysis over the entire term and not a market-standard discount. Different outstanding debts or further costs would have to be examined in addition.
Do not overlook procurement costs
If actual services or works are required to obtain the proof, record their specific costs and dates separately. Do not automatically treat the entire refurbishment as paid for by the assumed benefit. Professionally desired works have their own benefits and their own prerequisites regardless of a financing label.
A hypothetical price advantage must not confirm technical suitability. The building inspection belongs to the appropriate specialist offices. A hoped-for later improvement is not equated with an already existing document.
Conclude with a confirmed condition
Keep the version of the offer that belongs to the actually confirmed proof and reconcile the payment plan with it. If the condition remains open, the offer is correspondingly conditional. The decision then asks whether the actually possible alternative course would also be acceptable. That way the benefit remains a comprehensible contractual element and not an unsecured discount in the wishful calculation.
