There is not enough money in the account for the down payment on the property purchase. An additional private loan could close the visible gap. For the overall financing, however, it does not only change the account balance: it simultaneously creates another liability and its own repayments.
Document the source of funds instead of the account balance
This page does not establish a bank-internal definition of equity (Eigenmittel) and does not promise loan approval. It explains a personal asset and payment calculation. For a real consultation all financing sources and obligations are declared fully and comprehensibly; the bank assesses them according to the relevant framework and its actual conditions.
A privately taken loan is therefore not transformed into saved, debt-free capital simply by transferring it to your current account. A payment from the family also requires its actual classification. Whether a repayment is owed is not decided by the pleasant label of the help.
The notional opening balance
A purchase requires a total of 225.000 euros in the example. Of this, a mortgage is to cover 200.000 euros. The person only has 5,000 euros of their own free funds and additionally takes out a 20.000 euro private loan. This therefore leaves 25,000 euros in the account for the remaining purchase payment.
The plan is initially covered in its sum: 200.000 plus 20.000 plus 5,000 equals 225.000 euros. The total indebtedness, however, amounts to 220.000 euros. It is not merely 200.000 euros with allegedly 25,000 euros of debt-free own funds.
Add the additional payment route
In the hypothetical offer the mortgage requires 1.000 euros monthly and the private loan a further 300 euros. Together that is 1.300 euros, before other housing and living expenses not calculated here are taken into account. The down-payment gap is therefore not gone, but has been financed through an additional ongoing obligation.
For a real assessment the term, final payments, costs and conditions of the additional loan also belong in the picture. A temporarily low instalment may contain later payments. A merely planned later refinancing is not treated as a debt already discharged.
Check the actual alternative
Create the overall view before entering into another commitment. Clarify with suitable advice whether the entire payment plan is sustainable and whether the intended purchase is at all financeable with these sources. Other purchase frameworks or a later date can be considered real alternatives.
The result is not a general prohibition or a recommendation against taking additional credit. It shows why a filled account balance gap and sufficient own debt-free capital are different statements.
